National Recreational Properties

 

National Recreational Properties, Inc (NRPI) is in the business of selling property throughout the United States.  NRPI advertises irresistibly priced land through infomercials hosted by Chuck Woolery and, former Chips star, Eric Estrada.

The corporate offices of National Recreational Properties Inc, headquartered in Irvine CA, are headed by Jeffrey Frieden and Robert Friedman.  Some of NRPI's ongoing and sold out lots include: Bella Vista in AR, Lake Shastina in CA, California City - in CA, Ocean Shores in WA, and Horseshoe Bay in TX.

There are many appealing features to National Recreational Properties, starting from their pleasant brochures to their seemingly low prices.  They also have weekend programs where they fly buyers down and give them a personal tour of their various lots.

However, there are some disturbing realties about the way National Recreational Properties and their sister land auction companies do business.  They've been routinely accused of misleading buyers into grossly overpaying for raw land that is not under any plans for development.

This means many unsuspecting buyers end up with plots of land located in areas with no municipal infrastructure i.e. no roads, water, power and no sewage system.  After unsuccessfully attempting to sell the land, desperate owners often cease paying taxes.  At which point NRPI recoups the property and resells it again, often at an even higher price.

Other people have complained about the deceptive marketing NRPI uses to lure in land buyers.  Their brochures advertise natural amenities like beaches and lakes as if they are a part of the location, when in reality they are dozens of miles away.  Some people have even been shown different lots from the ones they're actually buying.

Not all the land presented by NRPI is a scam or not profitable but as a buyer you need to be aware of their deceptive marketing practices.  It is important to consult local agents or research locations on your own to get an idea of potential growth and appreciation of prospective lots.

There are many stories of folks that have bought land from companies like National Recreational Properties Inc.  Then when they decide to put their lot on the market they find out they paid $60,000 for land that's worth $2,000.

I bought property and found out someone else brought the same lot after words i never got another lot and payed over 7,000 total for a 30,000 lot now their no were to be found i like to no if there is a class action law suite including the banks that they used should be held liable if so someone email me anth6gra@aolcom

NRP came into
Tellico Village and bought up lots at distress sales for little or nothing. Then put prices ranging from $30,000 to $80,000 and up on them. Everyone in the Village seemed to be delighted that property values had risen so high since they had been way down. Lots that sold for $14,000 to $20,000 in the initial offering were going for $4,000 and $5,000 before NRP came in. After IRS was tipped off that NRP might be into asset inflation or money laundering, they closed up shop and left while still owning at least 280 unsold lots. NRP had been in arrears on it's POA assessments but managed to pay up at the last minute in Dec. 2008 just in time to cast the deciding votes to amend the Bylaws to make it easier for the bylaws to be changed. Since then they haven't paid any assessments. All we have to say about NRP is good riddance.

I bought two lots at CalPines back 2001, when I first started seeing Eric Estrada on the infomercial. I took the free flight, and everything they said was true. The people were very nice and professional. I felt NO pressure at all to buy. I only paid 17,000 for both properties. One for my daughter and one for myself, and yes, my lot is RIGHT in front of a LAKE. I'm sad to hear about the bad experiences of some of you. I was so pleased about my purchase, last year I told a friend about NRPI, and he bought a lot in Arkansas and could'nt be happier.

NRPI's collection company - Concord Servicing Corporation located in Arizona must be investigated and made to account for how they are charging interest on the land loans granted land buyers. I had made complaints to NRPI's local and CA offices. I also called Concord Servicing, but all to no avail.

Are there other land buyers out there? Pls check you account statements regularly. The monthly charges on interest are not correct. I will report all these errors (if I will just be mild for now) to the Federal Trade Commission and Federal Reserve Bank if Concord Servicing and NRPI continue with their game.

The property at White Bluff, Tx was probably overpriced and I could have gotten it for less than half what I paid. That really isn't my major issue at this point. I made the mistake of letting them finance my property until I could refinance it just because the of the high pressure sales pitch with a short timeframe to research and make a decision. Being a native Texan, I think the area is great and love the lake area. My issue is the ripoff accounting procedures of their accounting company. Concord Servicing is a joke. They have held payments and not posted them correctly. When I sent in large payments to pay extra for principle...they held them and did not post them for 3 weeks or in one case months. All the while charging interest on the unpaid balance at a higher daily amount. When I call and leave messages for Mr. "Jeffery________" at the LA office, no responses.

Better yet, I see the BBB logo and when I researched they aren't even members anymore. God help us this is so frustrating. My husband and I are military and it amazes me this company is still allowed to do business. I've got the class action suit number and am anxious to join!

I notice NRPI's website shows they have sold out of properties in Bella Vista. I was interested in taking a trip & buying land in Bella Vista or Bentonville because of proximity to Walmart's Home Office.

NRPI is in the business to market and sell real estate. They do this through TV ads, online auctions, auction events, flying people to locations and giving tours designed to sell properties (at marked-up prices), ect.

That is all fine; just buyer beware. In fact, some people do their homework and walk away with deals they are happy with (otherwise NRPI/REDC/NRLL/WHATEVER would ultimately not be able to make money year after year since the early nineties).

The problem is when their salespeople verbally misrepresent what a buyer is getting (like saying utilities and a drainfield will be installed at a development and it never is) or when they don't follow through on what they contractually commit to (like an agreed sales price) because they know the buyer either is not savvy enough or is without the financial resources to take legal action to defend their rights. Historically, these things have happened with NRPI.

Hopefully, after the recent sale of 50% NRPI ownership to the Stone Point Trident IV fund for $250,000,000, these ethical desrepencies will not continue. Otherwise, the natural consequences will be lawsuits and a tarnished public reputation; negatively effecting what the stakeholders in NRPI should care about: long-term profitability.

This area's population has grown 60% in last 5 years.

1000 homes were constructed in 2007.

Let me make this clear, I truly enjoyed working for this company, you want to know why? Cause I BANKED!
I used to work in the office; I made travel arrangements, set up the tours, and rode the contracts (and did all the highlighting)
Well last year they closed down where I was at in Texas (because sales weren’t high enough) and I was laid off with a days notice!!!! As well as allllll the other employees that worked there! so I don’t care that I’m about to let you know how bad you are really getting ripped off.

I knew this was a rip off company from the start YOU SHOULD READ THE CONTRACT if you ever notice the tour guides have the perfect lines to hurry you through your contract because they don’t want you to read it
I have see our inventory list as I was the one who wrote the contracts i had to see it, they buy properties in bulk for 2-4000 a piece the rule is we HAVE to sell it for three times of what we bought it for, then we give you some line about how its a growing community, and you believe us because hey who else you going to listen to.
Also we ONLY see land on the spot, you are not allowed to go back and think about it and the only time we will call you again is to offer you a bogus trip to cabo in exchange for names and number of your friends so we may trick them as well.
I also handled billing, we would spend roughly 30,000 a weekend but bring in 1,000,000.00 so don’t feel bad we tricked everyone.

If you were so pathetic enough to buy property in Waterwood, TX i have news for you, they shut down the country club and no one is even there anymore plus that place is out in the sticks you just didn’t know that because we put you on a big fancy tour bus and put one of our girls in there to keep you distracted.
it is a GREAT company to work for except they work you like a dog and when i asked one Saturday to leave because my abdomen was in sooo much pain I needed to go to the hospital I was told I was not allowed to leave because I was the only one who knew how to run up the contracts. I ended up in the emergency room that night. They didn’t care.

this company treated me with respect and sold me a great piece of land. this is a fully developed gated community with lakes golf courses roads and all utilities. you could not build these lots for what I bought them for. you people take your sour grapes and go make some cheap wine as it sounds like you all have been drinking. i am sure it is every realtors fault that your home price fell too!!! to some ownership people, if you did not like the land when they flew you out at their expense why did you buy it. you all saw the properties with your own eyes. give me a break losers!!

I just retired to Bella Vista from Poway, California. I came out with NRPI, and purchased a great lot. They opened my eyes to Bella Vista. I bought an existing home, but am keeping my other lot as an investment. If you plan on moving here from California you'll feel right at home. This seems to be a hotspot for relocating Californians & Floridians.

The population is growing so rapidly, I don't think you can go wrong buying land in Northwest Arkansas. This area is beautiful and borders Bentonville. We are close to Branson also.

Maybe some other location in which NRPI markets are not as good an investment as Bella Vista.

I highly recommend you at least take free trip to see for yourself.

I used to work for the company and I can honestly say it is a total sham. I used to process the contracts so I know exactly how much was paid for the land and how much profit the company was going to get in return. Land was bought for a slight fraction of the price it was being sold for. For example, they would buy a piece of land for $5,500 but turn around and sell the land starting at $15,000. And trust me, only the very basic was done to the land so if you wanted to cultivate it, you're better off hiring a contractor. Then NRPI got mad when a local realtor was trying to hustle them. But they don't have a problem hustling the public.

People, stay away. This company is a scam. You're better off going to your local real estate office and buying some property there. Do not trust the ads and damn sure, do not trust the online advertisements. Jeff lives in a mansion in Laguna Beach and has plenty of fancy cars as do the other several executives. He's not hurting for business and he'll make money off your foolishness. The CEO is a maniacal freak who feels he has to micromanage his employees to get results. He has at least 8 VPs, which I'm not sure why even that's necessary. Stay away!!

If its such a "scam" then why do you get all these people saying how much money they made...its because frankly some people are just stupid and others are smart when it comes to this stuff. Business is business people you cant blame a car dealership if you cant re sell your car for a good price a few years later can you? what are you gonna go off and call them a scam? Dont be stupid and do your homework before you go off and bitch about things you dont even know and threaten stuff you cant do.

I overpaid for a lot in Arizona but the real problem came after I paid the lot in full. My calls go un-returned or un-answered and I have yet to see any title on the property after 128 days. The contract says they have the option of returning the money but instead I received the property tax bill and no credit for $162 in impounds and still no refund or title.

I bought a lot from these people approx 3 years ago in New Mexico i paid $ 800.00 for a half acre 1 year later they (NRPI) offered me $ 2,500 i turned them down and less then a year after that i ended up selling the same lot for close to $ 5,500 after taxes what a deal i love this company very easy to use and friendly sales people i agree with the last blog please do all the homework if you are going to buy land its so easy to make money in real estate all you need is some patience......

I purchased 2 lots from them them in oklahoma i paid a total of $ 7,000 bucks i sold both lots for a total of $ 15,000 about 14 months later i made a quick $ 7,000 bucks after commission fees these people rock what a great company and very easy to use, only advice i can give is that maybe lazy people should do due diligence before making a purchase cmon people its common sense.

After paying for my lot, over 15,000 dollars, which was way over priced.Come to find out it was worth about 2,000. The customer service center there is horrible! I payed for my lot in full, then had about 3 months of crap from NRPI saying
that they never received any payment. Even though I faxed copy after copy of credit card statements to them. It finally got resolved. But oh my Gosh!!! How unorganized and what a pain in the butt! NRPI is a scam and a ripoff! I should of bought through a local realtor and saved myself over 13,000 dollars!!!

I hate to hear of people that paid too much for their lots in Bella Vista, AR. NRPI contacted me once to "work for them" during the weekend - I didn't but a few of my then agents went to their "training session" and left within a couple of hours. They were basically telling them to act like they dont know the "real value" of the lots -like what they go for on mls and such...

I purchased property in Bella Vista, Arkansas in October, 2006. I am desparately trying to sell this property, if this is even possible. After reading these sheer HORROR stories, I am VERY afraid. I am experiencing extreme financial difficulty and have been told by the real estate agent that NRPI is still selling in Bella Vista, so trying to sell on my own is virtually IMPOSSIBLE. If anyone can help me, it would be most appreciated. Further, after calling the assessors office in Bentonville, I'm told that they don't even have a record of the property that I have paying on for almost two years.

My husband and I purchased from NRPI in Alturas CA, Cal Pines in 2005 and boy if I had known then what I know now. The lake they used for TV is 30 mi away from the actual site. The lake that was there next to the cafe is as dry as a bone. We got reamed too. Of course we probably weren't the first owners. The land is only worth $1000 on e-bay even the feds sell it for that much. The scant amount of people who live there have complaints also, dues were raised when the company isn't even holding up it's end of the contract I've read other articles where Nrpi bought a piece of land from a man for $700 and sold it for way more than it's worth. There really needs to be a class action lawsuit.

i have 3 lots at calpines.narpi has just quit its operation...they threw buyers,and employee info in the dumpster.i retrieved 4 cell phones and donated them to the sheriff.narpi doesn't care about the area they sell land.they are like used car lot sales people only with lots.they issue fake calpines property vip id s that are worthless.
changes are happening for the better now that narpi has left....they have a b rating with the bbb.
if it weren't for the taxes from the 15,000 lots the county would be worse off.

I bought a great lot for only $17,900. I did not even look at lots for $25,000. They own most of the land in Bella Vista. They are waiting for economy to turn around in California, and then are going to sell the lots for $25,000 or more next year my salesman told me yesterday.

Although NRPI paid to send you to Arkansas and put you up in a first class hotel, they ripped people off. We looked at lots they were selling and decided to look outside of their lots and found that they going rate for a lot that you could actually build on was about $25,000 less. Now that they have closed their office in Bella Vista and probably went out of business, what happens to the poor people that bought lots from them for a lot more than they are worth. This company deserves to have a class action suit against them.

This is a beautiful area. The Embassy Suites hotel NRPI put us in was great with new restaurants & shopping right there. Everything in this area of Arkansas is brand new. Bought a great property and love it. Everyone should go to Bella Vista with NRPI. They pay for everything.

I just returned from a weekend in Bella Vista. First let me say what a wonderful community and location. I would never of guessed that this little town in Arkansas could be so appealing to me. I took them up on their offer and flew with my wife down to the properties. The flights were free, the accomodations were absolutely first class. The drivers were very nice. The tour was informative. I received a packet prior to the tour to read. I had absolutley no pressure. I examined 4 or 5 properties and to be honest didn't find the ideal property or me. They have hundreds so Im sure if I would have been a little more lucky I would have found one that suited me. But....I need to say this. Even after I didn't buy they were incredibaly professional and first class. Im telling my friends and relatives about Bella Vista and NRPI.

I bought a lot in Bella Vista in Feb. 2006 for $16,000 from NRPI after taking the free trip staying at a beautiful hotel. I just sold this lot to a local developer for $26,000. I received a check for over $9,000 from the title company in Arkansas last week after closing. This is the best purchase I ever made.

NRPI( National Recreation Properties of Bella Vista, LLC. 612 W. Lancashire Rd. Bella Vista AR 72715. The Office which announced the entire information is located in: 1 Mauchly, Irvine, CA 92618. They advertised in TV, that they paid everything, to get you in Arkasa. Then they never verbally mention to you that you need to read the Property report, before you sign. I asked the real state agent twice about the report and he gave the run around. Finally, after you are tired they complete the business and ask you for the down payment. In a different location you are kind of new and the language that was another barrier. I just received the property report wherein said that is difficult or impossible to sell the land, and there is other issues that disappointed us very much. We are 55 and 50 years old people that we trust in other people, but is always misinformation. Please let us know how can we resolve it or at least investigate if there are other complaints.
