Besides the program itself being bad I can show you two other ways he is a fraud. The sales people who call the buyers AFTER they buy the package get told, “you have been selected to become part of a special millionaire’s club and also get a chance to fly out and meet Russ Dalbey in Colorado.” Yeah, what a treat. It seems that every person who buys the program gets “selected.” Then of course there is the high pressure sales tactics to buy the mentoring program. I remembering them pressuring me to buy it and I just kept saying “I’m not sure.” They must have tried for an hour to convince me and then they finally gave up. My position was “Well I bought the package so that should be good enough to make money with.” Then they practically denied the quality of the package and told me I would fail without buying the mentoring program for $5000-$10000. Yea, there are different levels of mentoring for more money. Come on, any real company wouldn’t do this. Even if the program itself were good there is no excuse for them pressuring you into mentoring programs and telling you that you have been selected to join some club. That is why I know they are frauds. |

Russ Dalby is a con artist that made himself a millionaire tricking and deceiving people. It is sickening how he uses his convincing words such as “I don’t know why I am doing this” claiming he wants to help people get rich when he is finding ways to strip people out of their money. He has no conscience. How can someone sleep peacefully knowing he has robbed so many? This is madness. The cash flow business may be a profitable one, but not the program Dalby offers and is taking big advantage of people. Shame on him. He’s a thief and should be punished. |

It is to complicated, the process sounds simple as they describe it on TV, CD’s, and DVD’s. After evaluating the programs first step, I realized that it will take a lot of work to find the notes. I am considering to look for notes, if I do not find any within two weeks after begining my search. I will request a refund. Good luck to all!!! |

I just wanted to follow up. My BBB complaint did nothing. They only repeated their same lies, and said I could do this with some coaching, acting as if they were doing me some type of favor. From everything I’ve read from others, their “coaching” consists of nothing but repeating what’s already mentioned in the books. In any case, now I’m stuck having to foot the bill to ship this garbage back to them. I have filed a complaint with the state’s Attorney General. Locally the ad has been running on RTN so I contacted them too to let them know what type of fraud their client is engaged in. I have not heard anything back and the ad is still running complete with all its lies. Knowing running these ads makes them almost as guilty as the scamsters that bought the airtime. |

I’m naturally skeptical about things like this figuring nobody spends obscene amounts of money on television time unless they are making healthy profits for themselves. Being unemployed with some time on my hands though, I thought I’d take a look at the “Winning In The Cash Flow Business” program to see what it’s all about. After all they have a money back guarantee so there’s nothing to lose but maybe a few hours of my time. Admittedly I have yet to even look for a note, so it wouldn’t be fair yet to comment on the potential to make money finding notes. However I want to comment on the materials and the deceptive claims made. The ads claim that this can be done with no investment of my own. That just isn’t true! At some point money has to be spent on marketing in order to find note holders interested in selling. The training materials recommend mailings, brochures, and a lot of other materials that could easily cost hundreds or thousands to produce and mail out. I still have time to return this package and get my $40 back, and I’m leaning in that direction because I can’t afford to pour money into marketing something that may never materialize. The bogus claims made by the ads have erased any credibility with me, leaving me with very serious doubts about the true potential involved in this kind of business. |

I worked for Russ Dalbey for a little over two years…. I can tell you all this… Russ Dalbey is the biggest fraud I have ever seen. The “Up-Sell” will never stop. If you have money, they will figure out a way to get it from you. Even if you have to use seven credit cards and a check to pay for it, they will do it. Say you buy the “Boot Camp” for the “Select Few” (ANYONE CAN GET IN THIS IF YOUR BANK ACCOUNT IS BIG ENOUGH) once you get there you will be pitched yet again to buy the product of the week… The sale works like this… You order the kit from the TV… You get it in the mail… then they will blow up your telephone until you answer… then the sale begins… Each and every person has the exact same “Chance” to get into each and every program they offer…. YOU ARE NOT SPECIAL… You are only as special as your bank account is big…. Believe it…. I have actually seen sales people and trainers giving high fives and saying things like “that was as easy as shooting fish out of a barrel” once they get your money. If you want a refund do this…. Call them on the phone…. Say “I am going to contact the Attorney General as soon as I hang up the phone with you” then say I am also going to contact the BBB” watch how easily you get your refund…. The customer service department is trained to handle these calls with an extreme urgency as Dalbey is under investigation. There employees are not allowed to shred anything or even delete an email… Dalbey Education Institute is losing money on a daily basis and they have went through three rounds of layoffs this year alone. The economy is kicking their butt and they will do and say most anything to get YOUR MONEY! Here is another thing to know…. Russ Dalbey works both sides of the business making money on you two fold… Not only does he rip you off with the so called training…. He will then sell YOUR notes and make a profit on them…. When they tell you you are :guaranteed to have at least one not deal in the works before you leave Boot Camp” that could be a note that will put $50 in your pocket… And most likely will be brokered by Russ and one of his many other companies… This guy is so full of himself that even his Executive staff rolls their eyes at the total BS that comes pout of his mouth… The only problem is he pays them so well that they put up with it. His entire executive staff is a bunch of under qualified puppets that will do his biding and pretend that they are actually doing something good for people to justify their wrong doings to themselves. Hell… his own wife who is the president of the company started out in the Customer Service Department , slept with the boss, got knocked up, and secured herself a position as president…. from $10 an hour customer Service Rep to President in a year…. With a degree in forestry… and no business training at all… This is who is in control at Dalbey Education…. The $10 an hour customer Service Rep People… this is where your money is going… To russ Dalbey and his private Jets, his multi Million Dollar homes in Florida and Boulder… TO his BMW, Land Rovers and Ferrari… He has made his fortune padding his wallet with your hard earned dollars and giving you nothing in return…. Trust me people… You WILL NOT MAKE MONEY!!! maybe one in a thousand makes money… This is the truth…. The sales staff is the most corrupt group I have ever seen.. After they scam you they head out to the parking lot to smoke their weed and do their drugs…. Hell I even recall one of the employees shooting up Heroin in the bathroom and being escorted from the building… He was so stoned he forgot his needle and spoon in the bathroom… DO NOT GET IN BED WITH RUSS DALBEY…. Oh yea… one more thing…. Rip Off Report… It says they conducted some kind of investigation and found that Dalbey Education did nothing wrong… Look at each and every post… it is started with some statement to this fact… Russ Dalbey paid Rip off Report ONE MILLION DOLLARS to put these statements up… Rip off report saw him coming and sucked him for a cool million…. EVERYTHING YOU READ out there is REAL…. Russ Dalbey has an entire team of people in place posting comments that are good even on sites like this… I can almost guarantee that at least one of the good comments here came from one of Russ Dalbey’s Staff…. STAY AWAY PEOPLE….. |

Since I do understand the notes and mortgage financing I thought it would be good, But then they tell you that they want you to be part of a special group and the entry fee is $3000. You get the website, phone mentoring, online mentoring, etc. I knew then that he makes his money off the upsale. 1000 people @ $3000 = $ 3Million per month. He doesn’t have to sell one f—ing note. Please contact the State Attorney General in your perspective state and fill out a complaint form. Let’s get this piece of crap off the air ASAP!!! |

i understood the process but is impossible to start a business with out money . basically u work for free expecting u going to sell a big note one day.that day never comes. the only good thing i got out of this was how suck it is, and now i appreciate my job alot more. i spent $238.00 they told me it was the v.i.p. package, that is bull crap! i called to get help with the web site and some dude their wanted me to buy the internet marketing course for $2,000.00 I told him yeah right i still have not sell my first note lol.. i dont have money. i wonder if russt dalbey telephone foot soldiers lol.. even have his get rich program. i dont think so they dont even mention it. |

after I did research & heard many more storys similar to the ones in readying here, I would say I had the same experience.. They just need to run me my money back, I haven’t received the package yet the said wait 3-5 days.Buy it at the cost of $238 & wahlah.., i want a refund screw the 30days trial. russ has to refund my cash or there will be papers filed on the company. These types of company make money selling the services to unsuspecting consumers like us. |

I can take this a step further. I was out of work and desperate for job. Dalbey (why is it called “Educational Institute”?) is located down the highway so when I saw ad for employment, I sent in my resume. First clue should have when that ratbag Keith Jones called me in for an interview and I sat in a room with 10 others only to be told that something had come up and he didn’t have time to finish the “interview”. The next clue should have been when he set up another interview and announced to everybody that they were hired and they had better not be wasting his time because he had “alot of qualified applicants”. What a bunch of BS – this is a revolving door and there is no doubt that they continually run help wanted ads and bring in unsuspecting people that are out of work and desperate for employment on a non-stop basis. This Jones sleazeball should really try talking to the Dalbey trainer- almost everything that he told us after we were hired was contradicted by the trainer during the first hour of training! The trainer was this little Napoleon-complex type that really thought he was special – I felt like I needed to shower within 5 minutes of meeting this grease ball. He told us that under no circumstance were we allowed to lie to customers. He warned us that all phone calls were recorded and that lying to the customers was not tolerated. He then handed us a script that we were “never to deviate from”. The first paragraph of the script had two blatant lies that we were required to tell the customer! Make up your mind, you little 5′ 4″ twerp! We were then told to memorize the script because we would be calling people, sometimes the same people 5-10 times per day, and we needed to know the script. I asked how it was that we would not sound “canned” if we called the same people that many times and recited the exact same words. Don’t worry about, I was told. They will get so tired of you that they will eventually buy something and “Remember, you are paid on commission so don’t worry about how many times you call these people. Just get them to buy something.” Stay away, people. Dalbey is nothing more than a low-life scammer and he should be ashamed that he has cheated so many people out of their hard-earned money and wasted the time of so many desperate, out-of-work people. |

This programs is full of lies and deceptions. I have had the program for over a year. I have tried in earnest to secure notes to get active. The program in not clear as to what it is you are looking for, and then once you do understand the process, it requires more money. Gas, time and effort wasted. I want to talk first hand with anyone who has had moderate success, and not a paid spokesperson, to get some insight into how they were able to make a dollar. Pure Garbage! |

Received the information from the SELLER; POSTED the information to the BUYERS. After weeks no one got back to say they would purchase the NOTE. It was not easy getting the information from the seller, because of course they are taking a risk, and have a lot to loose. SO, why wouldn’t ANY BUYER of all the buyers in all 50 states, get back to me with a purchase???? This must be a SCAM. Has to be, after all the trouble, hours I spend gathering the information from the SELLER. This has been embarrassing for me as well as bad business to the seller of their home. Why Russ, why does this have to be this way. You are an American, and I am an American, born and raised. What type of ethic morals are you working with. Is their any integrity of what you proclaim at all, other than the profit for you and yours??????? |

I’m pretty sure Russ Dalbey has seen numerous negative comments about his business. Why is it that he won’t come back over the television and speak up about the insulting negative comments in reference to his business? He has the courage to come over the air to inform consumers about his business, so what is the problem Russ, that you won’t stand up for your business over the air? Is what some of the purchasers of your business telling the truth about your business and you? Have the courage to straighten this out with the consumers who have opted to purchase your business. |

I just started and have 3 notes listed in 2 days one for 50000. the other two are for 750000. and 600000. It was just that easy. I did not buy into the extras. just 100. down. I got a website from them and gave yahoo 1.99 for the first year. These people called me and are begging for help. If this a scam I will let you know |

I’m not a fan of Russ Dalby. I think he does lie, simplifying the business to get you hooked, then agressively upsell to get more money out of you. That being said, it seems to me that a lot of the reviewers have tanked can’t even put a simple sentence together. Hard to believe that they can’t understand real estate finance when they can’t even handle the English language. |

In july of 2007, i spoke to several members of the Dalby sales team. I was preasued into spending $8,895 for something I could not use. My problem is that i have had a stroke and no longer have to cognativ abilitgy to use the progrm successfully. I repeaterdly raised this concern to Dalby’s team including Lewis Williams, Chris Chella, aznd Kate Abrams. All convinced me rthat it was so easy that i would have no problem. Their reaction was to place me in a special on-line course to “get me started”I know that i should have declined any offer, but the brain injury prevednts me from discriminating well. I am disabled and on a fixed income and desperately need some or all of my money back The question is how should I proceed? And do I stand a chance of succeeding? Please adise and bless you for being here. |

This program has potential, but you have to work at it. I have purchased the program and i did get the sales calls, but I just told them NO. Although I said NO, the program really has potential. I am a real estate investor which I have bought real property, I understand the notes fairly well. Here in Tx there are note holders that would like to get out of there note. This program teaches you the how’s and what’s to look for in a note. I priced a note and placed it on the ANN web to sell and within 2-3 days I began to get offers……I haven’t closed on a note deal yet but I think this program has the potential if one will work at it and use the templates. |

I have purchased the WICFB program and I only spent the amount I needed to to get me started. I have not had any other calls from them to purchase anything else. You have the main tools furnished in what he offers on the infomercial. You also have free will to say no to any other products he may want to sell. The system is working for me and some others that I have had the pleasure to speak to. You only have to decide to do the work and look outside the box. |

Round and Round Confusion, I bought this too, it tells you on t.v. how simple and this and that is. I ordered it and began reading the book 1, didn’t understand nothing it was saying, just going round and round and never learning about what the heck note is, and what the heck is, “note”. I returned it, didn’t even open the CD’s, when I called to tell them that I want to return this and want my money back, they’re willing to let you keep it 30 more days, I said no. I’ve returned it on time, it even says on tv that they will let u keep all that stuff but I see that when I called, they want u to return it. I’ll see if I refunded back… |

Russ Dalbey Rip Off…I want to cancel immediately. I have spent days, weeks and long hours for the past month trying to locate these so-called notes. I want my refund. Today is my 30th day and it only proofs to me that this is not what Russ in saying in his advertisement of his product. I am very upset…. I would discourage anyone from doing this. |
